Investment Property Loans in Lake Macquarie
Values around the lake eased through winter while rents held, nudging yields up. David from Rebus Finance tests your numbers against 40+ lenders and structures the loan before you make an offer.
What Lenders Look at When You Invest Around the Lake
An investment loan is assessed more cautiously than the loan on the home you live in. Lenders count only part of the rent, test repayments at a buffered rate, and add in every debt you already carry, including your own mortgage. Many first-time investors only find this out when the bank’s figure comes back well below their own.
David from Rebus Finance works with investors across Lake Macquarie, whether it is a first unit or townhouse or the next property in a portfolio. Most of the useful work happens before you bid: what you can realistically borrow, where the deposit comes from, interest-only or principal and interest, and how the new loan sits beside the one on your home.
The timing has an unusual shape. Values across Newcastle and Lake Macquarie fell for four consecutive months to August, which has lifted yields and given buyers room to negotiate. At the same time the cash rate reached 4.60 per cent in September, its fourth rise this year, and every rise trims what a lender will approve. A better price only helps if the finance still lines up behind it.
What Lake Macquarie Yields Look Like Now
Gross yield is the annual rent divided by the property’s value. When rents hold and values ease, the yield rises without anything changing at the property itself. Cotality’s figures for the quarter to the end of August show how widely it varies, with two Newcastle suburbs included for comparison:
| Suburb | Median house value | Median rent | Gross yield |
|---|---|---|---|
| Warners Bay | $1,180,000 | $720/week | 3.17% |
| Redhead | $2,145,777 | $870/week | 2.11% |
| Islington (Newcastle) | $1,004,536 | $700/week | 3.62% |
| Hamilton (Newcastle) | $1,177,606 | $750/week | 3.31% |
Redhead is the clearest lesson on the list. It was the only house market in the region to grow over winter, up 0.8 per cent, and it carries the weakest yield by a wide margin. Strong capital growth and strong rental return rarely come from the same property, so it is worth deciding early which one you are buying for.
Gross yield also ignores the cost of holding the property. Council rates, water, strata, landlord insurance, management, maintenance and vacancies commonly take a quarter to a third of the rent, and the loan is not counted at all. Our first investment property loan guide works through an illustrative $780,000 Belmont townhouse renting for $720 a week and finds a pre-tax shortfall of about $1,256 a month on an interest-only loan. That is not in itself a reason not to buy, but it needs to be planned for rather than discovered.

How David Helps Lake Macquarie Investors
A Borrowing Figure You Can Rely On
Lenders typically count 70 to 80 per cent of expected rent and test repayments at least 3 percentage points above your actual rate. David runs your position against several lenders’ policies, because the same investor can be assessed very differently from one lender to the next.
Equity Worked Out Properly
Usable equity is usually 80 per cent of the lender’s valuation, less what you owe. Each dollar your home loses in value takes about 80 cents off it, so David gets an indicative valuation before you plan around a number. More on this in using your home equity when values are falling.
Interest-Only or Principal and Interest
Interest-only repayments ease cash flow, but the balance does not fall and repayments rise when the interest-only period ends. David models both so you can see the long-term difference, not just the weekly one.
A Clean Loan Structure
The ATO looks at how borrowed money is used, not what secures it. Keeping investment borrowing in its own loan split from day one keeps the interest easy to track. Your accountant handles the tax advice; David sets up the structure.
Debt-to-Income Checked Early
Since 1 February 2026, APRA has limited banks to 20 per cent of new lending at six times income or more. Investors who already carry a home loan reach that line quickly, so David checks it before you make an offer.
40+ Lenders, and a Straight Answer
Rental income policy, LVR limits and how multiple properties are treated all differ between lenders. David compares more than 40 of them, and if the numbers do not work, he will tell you that too.
Want a head start? The borrowing power calculator applies the same 3 per cent buffer lenders use, the loan repayment calculator shows interest-only against principal and interest, and the stamp duty calculator gives you the transfer duty on your purchase price. First home buyer concessions do not apply to investment purchases.
Investing Around the Lake
Western Shore
Warners Bay, Speers Point, Boolaroo, Argenton, Cardiff and Glendale. Warners Bay’s $1.18 million median house value returns a gross yield of about 3.17 per cent on Cotality’s median rent. The tightly held lakeside pockets, including Speers Point, Valentine and Eleebana, have held their value better than the inner-city fringe, which suits owners using equity here more than buyers hunting a discount.
Eastern Shore and Coast
Belmont, Swansea, Blacksmiths, Redhead, Caves Beach and Marks Point. Redhead grew over winter but yields only about 2.11 per cent, while neighbouring Blacksmiths fell 5.4 per cent in the quarter to August. Two very different entry prices and returns, a few minutes apart along the coast.
Southern and Western Lake
Morisset, Dora Creek, Wyee Point, Bonnells Bay, Balcolyn and Toronto. Some of the region’s sharpest quarterly falls were recorded here, including Wyee Point at 5.7 per cent, Dora Creek at 5.6 and Balcolyn at 5.4. Lower prices help serviceability, but valuers are more cautious in a falling market, so it is worth allowing for a valuation that comes in under the contract price.
Northern Lake Macquarie
Charlestown, Dudley, Whitebridge, Kahibah, Highfields and Garden Suburb. Plenty of investors here already own a home nearby and plan to use its equity for the deposit. Kahibah units were among the markets Cotality recorded falling over winter, so check your current loan-to-value ratio before you count on a figure from last year.
How It Works
Know Your Real Number
David reviews your income, existing loans, credit card limits and savings, then estimates what lenders will approve once the rent is shaded and the rate is buffered. No application, no credit enquiry.
Structure Before You Shop
Together you settle where the deposit comes from, savings, equity or both, how the loans are split, and whether interest-only suits. David then arranges pre-approval so you can negotiate with confidence.
Apply, Settle, Review
David lodges with the lender whose policy suits your position and manages the valuation through to settlement. After that he reviews the loan from time to time so it stays competitive as your portfolio grows.
Frequently Asked Questions
It varies a great deal by suburb and property type. On Cotality’s figures for the quarter to August 2026, a Warners Bay house at the $1.18 million median and $720 a week rent returns a gross yield of about 3.17 per cent, while Redhead, the most expensive market in the region, returns about 2.11 per cent. Gross yield is before costs and before the loan, so treat it as a quick comparison rather than what you will actually earn.
Usually 70 to 80 per cent of the expected rent, to allow for management, repairs and vacancies, and some lenders shade it further for certain properties or borrowers. On $720 a week, 80 per cent means about $29,952 a year counted rather than $37,440. That gap is one reason borrowing capacity for the same investor can differ so much between lenders.
Probably a little. Lenders generally lend up to 80 per cent of value without lenders mortgage insurance, so every dollar of value lost takes about 80 cents off your usable equity. On the Newcastle and Lake Macquarie median house, the fall from June to August 2026 removed roughly $19,560. The figure that counts is the lender’s valuation, not an online estimate, so David gets an indicative valuation first.
They can. Since 1 February 2026, banks can write no more than 20 per cent of new lending to borrowers owing six times their income or more. Investors usually carry a home loan as well as the new investment loan, so they reach that level sooner. It does not stop a loan being approved, but it can narrow the number of lenders with room to say yes.
Not always, but it is the usual starting point. Most lenders offer investment loans up to 80 per cent of the value without lenders mortgage insurance, and some go to 90 per cent with LMI, which tends to cost more for investors than for owner-occupiers. On top of the deposit you need transfer duty, legal and inspection costs and loan fees. Equity in your own home can cover some or all of it, provided you pass serviceability on the total debt.
Lenders test you at your rate plus 3 percentage points, so every rise lifts the assessment rate as well. As a rough guide, the 0.25 point rise on 29 September trimmed borrowing capacity by about 2 per cent. Investors feel it more than most, because existing mortgages are assessed at buffered rates too. If you hold a pre-approval from before the rise, have it rechecked before you bid.
